A standard residential AMC with us includes scheduled visits through the year, typically four, timed before and during the hot season when AC matters most. Each visit covers AC filter and coil cleaning, condensate drain flushing, gas pressure and electrical checks on the units, water pressure testing, pump and water heater inspection, and a visual electrical check of the distribution board and visible circuits. You get a written report after each visit listing condition, work done and anything we recommend for future attention. Parts and repairs beyond the scheduled scope are quoted separately and never charged without your approval. The contract price is fixed for the term, so your maintenance budget for the year is a known number rather than a series of surprises.
The difference is timing and leverage. With a reactive callout, you call when something has already failed, you accept the first available slot, and the fault sets the schedule. With a contract, we visit when the equipment is healthy enough to be cleaned, adjusted and measured properly, and small defects get caught while they are still small. A blocked condensate drain cleared during a scheduled visit costs nothing extra. The same blockage overflowing through your ceiling on a Thursday night costs an emergency callout, ceiling repair, repainting and a very unhappy household. Contract customers also get priority scheduling for any fault between visits, which in Dubai summer is worth more than the discount. Most of the value in a maintenance visit is invisible from the hallway. We measure compressor amperage against the nameplate rating, because a rising draw means a motor working harder than it should, months before it fails. We check refrigerant pressures against ambient temperature, inspect the condenser coil fins for the salt and dust buildup that Dubai air delivers constantly, test the safety valve on the water heater, and tighten distribution board terminations that vibrate loose over years of compressor starts. We also look for the informal modifications left by previous contractors, the spurred-off circuit, the undersized cable, the missing earth. None of these show symptoms until they do. Finding them in April costs an hour of labour. Finding them in a fire investigation costs rather more.
Starting is straightforward. We visit, survey the property and count the equipment: number of AC units, pumps, water heaters, the state of the DB board. From that survey we quote a fixed annual price, and if you proceed, the 200 dirham inspection fee for the survey is refunded against the first contract payment. Contracts run twelve months with defined visit dates you approve in advance, so you are never surprised by a technician at the door. At renewal we review the year's reports with you, adjust the scope if equipment has changed, and re-quote honestly. If we found nothing wrong all year, the renewal conversation is short. Most residential contracts include four scheduled visits a year, weighted towards the hot season, with AC deep cleaning before summer and checks through the peak months. We can adjust the frequency up or down depending on your equipment, the age of the villa and how heavily the systems are used.
Scheduled servicing, cleaning, testing and inspection are included. Repairs and part replacements are quoted separately and only proceed with your approval. You will never receive an invoice for repair work you did not agree to in writing beforehand.
We do not lock customers in. If you are unhappy with the service, tell us and we will address it. If you still want out, we refund the unused portion of visits remaining. We would rather fix the problem than hold your money, and most cancellations we see come from households leaving the country rather than leaving us.
