Leaks and water pressure

A drop in pressure at the tap has a family tree of causes, and guessing at the most expensive branch is how money gets wasted. The sequence: measure pressure at the tap, at the pump discharge and at the tank outlet. If pressure is fine at the pump and poor upstairs, the problem is the booster pump's accumulator or a blocked filter. If it is poor everywhere, look upstream to the tank and inlet. Concealed leaks we find by isolating sections of pipework and pressure-testing each one, sometimes with acoustic detection for the quiet ones. A hidden leak losing water into the structure costs you on the bill every month and rots fabric continuously. A pressure test costing a few hundred dirhams locates it precisely, so the opening cut in your wall is small and in the right place. That precision is the entire value of diagnosis.

Pumps, heaters and tanks

These three pieces of equipment carry most of a villa's water problems. Booster pumps fail gradually: the pressure switch sticks, the accumulator bladder deflates, the pump short-cycles on and off until the motor cooks. Water heaters fail dramatically or quietly: a scaling element that trips the breaker, a corroded cylinder, a failing safety valve weeping water onto the platform. Storage tanks collect sediment that reaches taps and blocks inlet filters. We service and replace all three, and we tell you which failures justify repair and which justify replacement with honest numbers. A new element in a sound cylinder is sensible. A third element in a corroding cylinder is money thrown after bad. We show you the condition, explain the options and let the arithmetic decide rather than the invoice.

Distribution boards and circuit safety

The DB board is the most neglected safety device in Dubai homes, usually because it sits quietly in a hallway cupboard and only fails once. What we find when we open them: terminations that have worked loose from years of compressor starts and stops, breakers thermally damaged from carrying overloaded circuits, neutral faults that make lights flicker, and informally added circuits from previous renovation work, spurring off the nearest live point with undersized cable. Loose terminations generate heat. Heat generates fire. A board inspection and re-termination is an hour or two of labour. Rewiring after a fire is a rebuild. We test circuits, check earthing continuity, verify breaker ratings against cable sizes, and issue a written report of the board's condition so you know where you stand.

Electrical faults you should not ignore

Some symptoms earn an immediate call regardless of convenience. A breaker that trips repeatedly is not an inconvenience, it is a protection device doing its job on a live fault. Find out which circuit it protects before resetting it repeatedly. Warm sockets, buzzing from the board, flickering that affects one circuit rather than the whole house when the AC compressor starts, and any smell of hot plastic or fish, which sounds odd but is the classic smell of overheating cable insulation. Older villa stock in Dubai, built before modern RCD protection was standard, deserves a board assessment even without symptoms, because the consequences of a missed earth fault in a wet area are not survivable arithmetic. How do you find a leak inside a wall or ceiling?

By isolating sections of pipework and pressure-testing each one against the meter, supported by acoustic detection and moisture mapping where needed. We locate before we open, so any cutting into walls or ceilings is small and targeted rather than exploratory. The test fee is quoted before we start and refunded against the repair.

Is my old distribution board safe?

It depends on its condition, not just its age. We check terminations, breaker condition, earthing and whether circuits have RCD protection, especially for bathrooms and kitchens. Many older boards are sound after re-termination. Where they are not, we quote a replacement with modern protection and explain exactly what the current board fails on.

Why does my breaker trip only at night?

Because that is when your water heater runs. A scaling or failing heating element leaks current to earth and trips the breaker partway through its heating cycle, which lines up with evening usage. It is a common pattern and a straightforward diagnosis: we isolate the heater, test the element and replace it if the insulation resistance readings confirm the fault.
