Servicing and frequency

How often should things be checked? AC filters monthly in dusty periods and a full service two to four times a year depending on use, with the deep clean before summer, because a coil fouled in May will underperform through exactly the months you cannot afford it. Water heaters once a year, drain and safety valve check, before the element scales up and starts tripping breakers. Distribution boards every couple of years for a re-termination and condition check, more often in older villas. Booster pumps annually. If that sounds like a lot, compare it with the alternative: each of those checks costs tens of dirhams per month of protection, while each of the failures they prevent costs thousands to remedy, usually in the worst week of the year. Frequency is a cost decision, and the arithmetic points one way.

Choosing a contractor

Ask three questions before letting anyone into your home. First, are you licensed, and can you send the documents, because community managements and insurers care and so should you. Second, are your technicians employed or subcontracted, because accountability travels with employment. Third, will I get a written report and a fixed quote, because a company that hesitates on either is planning to improvise on price later. Beware the diagnosis given without instruments: gas topped up without a pressure test, a pump condemned without pressure readings at multiple points, a board condemned without opening it. Ask what was measured. A technician who cannot answer that precisely has not measured anything, and you are about to buy parts for a guess. None of this is sophisticated. It is just the checklist we would want applied to our own homes.

Warranties and guarantees

Our repairs carry a warranty on workmanship and on the parts we supply, and if the fault returns inside that period, we come back and fix it at no charge. The honest detail is what a warranty does and does not cover. It covers the work we did and the parts we fitted, so if we replaced a capacitor and the unit fails again on that capacitor, that is ours. It does not cover a different component failing afterwards on the same aging system, and no contractor can sensibly warrant an entire fifteen-year-old AC plant because one part was replaced. This is why our reports note the condition of surrounding equipment: so that when the compressor that was borderline in April fails in July, you were told in April, with the reading that showed it. A warranty is a promise about our work, not a bet against physics.

Before summer, and before you travel

Two moments in the Dubai calendar deserve a maintenance check ahead of them. Before summer: full AC service, drain flush, coil clean and gas check, because the first 45 degree week finds every deferred fault at once, along with every other household in the city competing for technician time. Before travelling: shut the main water valve if you are away more than a few days, because a burst flexi-hose on a washing machine or under a sink is the single most common cause of major water damage in empty Dubai villas, and an unattended leak runs for days. Leave the AC running at a moderate setting rather than off, since humidity control protects furniture and electronics. Both checks together cost less than a single hour of the damage they prevent.

Common questions

Do you offer maintenance contracts for apartments as well as villas?

Yes, for the equipment inside your unit: AC, water heater, plumbing fixtures and electrical circuits. Shared building systems and central plant stay with the building's facilities management. The contract scope is set from a survey of what you actually have.

How long does a typical repair take?

Most diagnoses take under an hour on site, and many repairs are completed in the same visit because our technicians carry common failure parts. Larger jobs, compressor replacements, water heater changes, board reworks, are scheduled separately with a fixed quote and a stated duration before we start.

What if I already had another company look at it?

Bring their report if one exists, and tell us what was replaced and what changed afterwards. That history shortens our diagnosis considerably. If the previous company quoted a big replacement, we are happy to test their diagnosis with measurements before you commit, and we will say plainly if they were right.
